I figure that $250 is about what a profession would charge to clean all of the carpet - there's a lot there, It'd take more than an hour. Maybe even slightly less than it would cost to organise on our own.
It's possible that the owner will just rip the carpets up and pocket the money we give him, but I don't see that as a problem. We have to pay either way.
